The Hudson Valley and Catskill Mountains are a beloved and sacred destination for many people. Hikers, kayakers, fly fishing enthusiasts, Nature lovers, artists, foodies, musicians, motorcycle riders, boaters, wellness practitioners, Buddhist monks, spiritual seekers, families and farmers - as well as international tourists and North American travelers - all convene in the fresh air and open spaces of the HV/Catskills area.

Some of the simplest joys in our area include: driving with the windows down on a two-lane, rural route with a view of a rushing creek, hitting a farm stand for fresh, locally-grown blueberries, or lying in the grass on a warm Summer night, looking up at the stars- while frogs and cicadas provide a gentle, ambient soundtrack.

As a local, woman-owned, boutique business, we’re able to establish a degree of collaboration, trust, and networking with other local vendors and businesses that remote-based home management and short-term rental companies can’t accomplish via video calls and a Wifi connection.

Creating the Perfect Rental

Renting out a room, cottage, or house upstate was a common practice long before the advent of the “short-term rental.” Many of the most beloved vacation homes in the HV/Catskills have long been rented out by multiple generations of owners via word of mouth, realtors, local property managers, and through family, friends, and community share boards.

Crimson offers a variety of services to homeowners who’d like to rent out their properties short or longer term, and want to delegate their property management or hosting tasks to an experienced, local source.

We’ve owned vacation property in this area since 2016, are an officially- sanctioned Airbnb Co-Host with “Superhost” status. We know what visitors appreciate and look for in a rental, and we utilize that to improve the chances of your home becoming a popular rental.

We also live here full-time. We keep up on local and county laws, taxation policies, and maintain a roster of skilled, local trades and repair vendors. Most importantly, we’re huge fans of this area, and can share our favorite hikes, sound baths, restaurants, music venues, swimming spots and activities!

Crimson cares about and has a personal stake in how the local community is effected by - and intersects with - those who travel to the area for weekends or extended stays. We attend or keep up with local community government meetings, where the top concern for many longterm, full-time residents is housing affordability.

We believe that there is a useful personal and economic interplay between full-time residents, part-time residents, and vacation renters. We’re aware that there can be a disconnect between the lives and needs of various people, and that a lack of perspective and information is often the simple cause of misunderstandings and negative perceptions.

We strongly believe that when people share their experiences, concerns, and needs - the Hudson Valley and Catskills areas can remain a beautiful and beloved base of operations for residents and visitors, alike.

Professionally Certified and Insured

Crimson founder Rosie McCobb received a Certificate of Completion of the New York State Real Estate Sales Pre-License Course from Colibri Real Estate School.* This comprehensive training covers everything from property management best practices, construction practices, mortgage products, sales contracts, and NY state laws and ethical standards as related to “real property.” Rosie has followed and participated in the local real estate market for many years, and is also able to share guidance, tips, coaching, and support for land or home purchases.

Crimson Catskills is fully insured, and is happy to provide certificates of insurance to our clients.

* The course material offered by Colibri is approved by the New York Department of State/Secretary of State as qualification for the NYS Real Estate Salesperson examination and sales agent license program, granted by the NY Department of State. Please note that Crimson is not a licensed brokerage, and we do not hold a NY-state issued real estate sales license under another brokerage.
